 The past year has been extremely challenging for my family with my husband and I both being laid off from high paying positions. We felt that we had properly planned for such and emergency situation by having several months income in savings; however, this quickly dwindled down to nothing.

We contacted RE/MAX at the Lake and requested to work with an agent that was familiar with selling $600 - $700K homes whose owners are struggleing to maintain the payments. They quickly referred us to Kathy Byrnes. Kathy met us the next day and was extremely professional. She presented us with the current property value, comparable home sales for the area, comparable current listings and presented several flexible options for us to choose how to proceed with this life changing decision.
 
Carefully considering all the alternative, we decided to offer the home as a “short sale.” This would hopefully protect our credit from foreclosure status which would take several years to recover. Ktahy was very experienced with this type of listing and she began contacting our lenders to start the process. Within days the home began showing numerous times a week and several offers were presented. Kathy diligently worked with the lenders in hopes of coming to a sales agreement. Her positive upbeat personality kept our family motivated and looking forward to a positive outcome.
 
Our most recent offer was presented from an agent who had no experience with short sales. Lack of experience in a short sale can cause many unforeseen complications because all parties involved must be properly informed of the numerous tedious details that have to be followed in a precise order. Kathy willingly assisted the buyer’s agent by explaining the process to the buyers and even attended a short sale seminar with the agent in hopes of helping her understand this very complicated ordeal.
 
Finally, after several weeks of negotiations that consisted of hundreds of phone calls and endless emails both lenders have agreed on terms to selling the home. One of our lenders actually stated, “If Kathy received a dollar for every phone call she made, voice mail she left, or email she sent just to his office – she more than earned her commission.” Considering the current conditions of the real estate market I cannot think of a better compliment that would express Kathy’s determination and persistency in helping her clients.
 
I would strongly encourage anyone that is struggling with their home to consider using Kathy Byrnes. Her experience, determination, and overall consideration for her client’s best interest made what could have become a horrible ordeal with our children watching their home go into foreclosure turn into my family having a positive outlook on beginning a new chapter in our lives.
